Approved Location – CA Plumbing CodeRegulations prevent bedrooms, bathrooms, or closets (unless sole use) from being used as water heater locations. This regulation is in place to prevent accidents and/or contact with CO (Carbon Monoxide) that is emitted in small quantities from (gas) heater vents. This is enforced by Vallejo at this time.
Earthquake Straps – The California Plumbing Code requirement that water heaters have earthquake straps on the top third and bottom third of the tank is enforced in Vallejo. As California is an earthquake zone, the requirement is enforced for your safety.
Venting – Gas combustion water heaters generate carbon monoxide and require correct venting. The size of the vent will be determined by the size of the water heater. Any combustible/flammable surfaces must have good clearance from the vent if the vent material gets hot. Currently, Vallejo is enforcing this.
Pans and Drains – A water heater located on a built-in platform or in an inside location could cause water damage through leakage. To prevent this, the CA Plumbing Code requires a pan under the tank with an attached drain line running to the exterior. Vallejo requires the drain line to run to the exterior.
Pressure and Temperature Relief Drain (“P&T Drain”) to the Exterior – The P&T relief drain must be run to the exterior to prevent accidental scalding when the P&T relief is discharging. This is currently enforced by Vallejo. However, in cases where piping to the exterior isn’t possible, a Watts 210 valve may be substituted. Vallejo does not allow this.
Dedicated Water Shutoff – A dedicated water shutoff ensures that you always have water, even if your water heater is being serviced. Water can be shut off to the water tank but is still available in the rest of the house. Vallejo enforces this item.
Pipe Insulation – Pipes are required to be insulated if they are exposed in unconditioned space. This is a requirement of the CA Plumbing Code and is enforced in Vallejo.
Bonding –If the plumbing is near the electrical wiring, your water and gas pipes must be grounded. By bonding the pipes with 6 awg wire and clamps, you can successfully ground all the pipes. This is required to prevent degraded wires from energizing your pipes – a dangerous situation. Inspectors in Vallejo are currently enforcing this requirement.
Sediment Traps – Sediment traps are located on gas lines that run to the water heater. The trap catches moisture and debris that gets into the line. The debris is prevented from entering the combustion chamber of the water heater. Currently, Vallejo enforces this.
